In a so-called "normal" real estate transaction: the following are the classical definitions for "contingent" and "pending".
Listings are "contingent" when an offer has been made by a buyer and accepted by the seller but there are reasons the potential buyer may legally back out of the contract (e.g., qualifying for a loan or results of a property inspection.
A deal is "pending" when it is more likely that a final sale will happen, but the transaction is in the process of being completed and not final yet.
Short Sale Transactions: are more complicated because the sale must be approved by the lender(s) in addition to the buyer and seller. So when the deal involves a short sale the classical definitions of "contingent" and "pendng" are most likely not accurate.
